No. The first call is an informational conversation, twenty minutes long. We listen, ask a few specific questions, share some honest thoughts about your situation, and you decide where to go from there. No paperwork is signed on a discovery call.

In most Nevada residential transactions, the seller brokerage pays the buyer agent commission \u2014 so your out-of-pocket cost is $0. If we ever encounter a situation that is different, we disclose it in writing during your strategy session, before any home is shown.

We work the entire Las Vegas valley. Most of our volume is in Summerlin, Henderson (including Anthem, Inspirada, MacDonald Highlands), the southwest, Lone Mountain, and select pockets of the northwest. For more rural or out-of-area properties, we refer you to a trusted partner.

Yes. About a third of our buyer-side clients are relocating from California, the Pacific Northwest, or the East Coast. We do live-streamed showings, video walkthroughs of neighborhoods, and we attend inspections on your behalf so you do not have to fly out until you are seriously interested.

Our average is 44 days from list-day to closed escrow, with 14 days to first offer and 30 days in escrow. That is faster than the broader Las Vegas average and reflects our pricing discipline and prep program. Your specific timeline depends on the property and price band.

Yes \u2014 investor advisory is a dedicated practice area. We model cap rates, scrutinize Clark County current STR enforcement zones, and only point clients toward properties that pencil out. We will not place you in a deal that does not make financial sense, even if you ask us to.

That is actually our favorite kind of client. The earlier we start, the better the outcome. We get you on our monthly market note, build a long-watch list of neighborhoods, and check in quarterly \u2014 no pressure to move until you are ready.
